What is a Second Charge Mortgage?
A Second Charge Mortgage is a loan secured against a property that already has a first charge mortgage in place. It allows a homeowner to raise additional funds using available equity in the property without necessarily having to remortgage their existing first charge.
This can be particularly useful where replacing the existing mortgage may not be desirable — for example, where the client has a competitive existing rate, would face early repayment charges, or their circumstances have changed since their original mortgage was arranged.
The second charge sits behind the existing first charge mortgage and is subject to its own lending criteria, affordability assessment and terms.
When might a Second Charge Mortgage be considered?
Debt consolidation
Home improvements
Paying a tax liability
Raising a deposit towards another property purchase
Capital raising for personal or property-related purposes
Keeping an existing first charge mortgage rather than remortgaging
Avoiding or reducing the impact of early repayment charges on an existing mortgage
Cases involving previous credit issues or circumstances requiring specialist underwriting
A Second Charge Mortgage will not be appropriate in every case. The client’s existing mortgage, equity, affordability, borrowing requirements and overall circumstances all need to be considered when assessing the available options.
Second Charge Mortgage or Remortgage?
Raising additional borrowing does not always mean replacing the client’s existing mortgage.
Where a client has an attractive existing mortgage rate, would incur an early repayment charge, or their circumstances mean remortgaging may be difficult, a Second Charge Mortgage can provide an alternative route to raising funds.
The appropriate route will depend on the individual circumstances of the case, which is why understanding both the existing mortgage and the client’s objectives is important before considering the available options.
How Trust Hall can help
Trust Hall works with a broad panel of specialist Second Charge lenders, giving our team access to a range of lending criteria and approaches to underwriting.
We work with introducing brokers to understand the client’s circumstances and borrowing requirements, consider potential options from our lender panel and help package the application for submission.
Our team can support the case through the application process, liaising with the lender and other parties as required and keeping the introducing broker informed as the case progresses.
For brokers, this provides access to specialist Second Charge expertise without having to navigate multiple lenders and criteria individually.
Have a specialist mortgage case you'd like to discuss?
Whether you're an introducing broker with a case that needs specialist support or a client looking to understand the options available, our team is happy to discuss your requirements and see how Trust Hall may be able to help.
