What is Bridging Finance?
Bridging Finance is a form of short-term property finance designed to provide funding where a conventional mortgage may not be suitable or cannot be arranged within the required timescale.
It can be used for a variety of property transactions, including purchases where completion needs to happen quickly, auction purchases, refurbishment projects, chain breaks and situations where funding is required before a longer-term solution is put in place.
A clear and credible exit strategy is a fundamental part of a bridging application. This explains how the borrowing is expected to be repaid — for example, through the sale of a property or refinancing onto longer-term finance
When might Bridging Finance be considered?
Auction purchases
Property purchases requiring a fast completion
Chain breaks
Property refurbishment or improvement
Purchasing a property that may not initially meet conventional mortgage criteria
Short-term funding ahead of a sale
Short-term funding ahead of refinancing
Investment and development-related property transactions
Capital raising where short-term property-backed finance is appropriate
Bridging Finance is short-term borrowing and can involve higher costs than conventional mortgage finance. The proposed exit strategy, security property and overall circumstances of the case therefore need to be carefully considered.
The importance of the exit strategy
The exit strategy is central to any bridging application. Before approaching a lender, it is important to understand how and when the facility is expected to be repaid.
Depending on the case, the exit may involve selling the security property, selling another property or refinancing onto an appropriate longer-term mortgage.
Understanding the exit at the outset helps identify lenders whose criteria and timescales may fit the transaction.
How Trust Hall can help
Bridging cases can be time-sensitive and often involve circumstances that require a more individual approach.
Trust Hall works with a panel of specialist bridging lenders with differing appetites across property types, transaction structures and borrower circumstances.
We work with introducing brokers to understand the transaction, security, funding requirement and proposed exit before considering potential lender options. Our team can then help package the application and manage the case through the lender process.
Where timing is important, having an experienced team coordinating the application and communicating with the parties involved can help keep the case moving.
Have a specialist mortgage case you'd like to discuss?
Whether you're an introducing broker with a case that needs specialist support or a client looking to understand the options available, our team is happy to discuss your requirements and see how Trust Hall may be able to help.
